Pre-1900 homes line Sausalito's Bridgeway, the San Rafael Canal District, and Mill Valley's Old Mill Park — almost all originally piped with threaded black iron gas pipe that is now over a century old and showing significant external corrosion at fittings. Mid-century tract development in San Rafael's Terra Linda, central Novato, and Corte Madera's Madera Gardens used galvanized steel and black iron through the 1970s — the largest concentration of aging mid-century gas pipe in Marin and the most common source of capacity issues when homeowners add tankless water heaters. Hamilton, redeveloped from the former Hamilton Air Force Base in the 1990s–2010s, is a notable exception with predominantly modern bonded CSST. Newer hillside infill across all 11 cities uses CSST, with pre-2008 installations frequently needing bonding remediation to meet current code.
Marin County also has the most significant coastal salt-air corrosion exposure of any Bay Area county outside San Francisco itself. Belvedere, Tiburon, Sausalito waterfront, and the Larkspur Marina all see aggressive salt-air attack on threaded fittings, meter risers, and any exposed steel. Combined with hillside-crawlspace humidity in Mill Valley, Fairfax, and Ross, this exposure produces some of the most demanding gas-pipe environments in California. Threaded Black Iron & Galvanized Steel
Threaded black iron and galvanized steel were the standard residential gas piping materials from the late 1800s through the late 1970s. Both corrode externally from atmospheric exposure (especially severe in Marin's coastal and hillside-humidity environments) and internally from condensation and mineral scale, gradually restricting gas flow and creating pinhole leak points at threaded fittings.
Corrugated Stainless Steel (CSST)
CSST flexible gas tubing was widely adopted across Marin County from the 1980s through the 2000s for its ease of installation in finished, hillside, and infill homes. Older CSST (pre-2008 uncoated) has a documented vulnerability to lightning- and surge-induced arc damage that can perforate the tubing wall. Many 1980s–2000s Marin installations also lack the dedicated electrical bonding that current code requires.
