Outside the burn areas, the county's gas pipe profile mirrors its 170-year construction history. Pre-1940 Plaza districts in Sonoma, Healdsburg, Petaluma, and Cloverdale contain homes with original threaded black iron gas pipe. Mid-century 1950s–80s tract development in Santa Rosa, Petaluma, Rohnert Park, Cotati, and Sebastopol used black iron with galvanized steel branch lines — uniformly at end of life. Windsor, the youngest city (incorporated 1992), has primarily CSST throughout. Healdsburg, Sebastopol, and Cloverdale combine all three eras.

The Rodgers Creek and Healdsburg-Rodgers Creek faults run the length of the county, and the seismic gas shutoff valve at the meter — standard on every fire-rebuild home and now strongly recommended for every older home — is the single highest-value gas safety upgrade available.

Black Iron & Galvanized Steel
Threaded black iron and galvanized steel were the standard residential gas piping materials from the early 1900s through the late 1970s. Together they dominate the pre-fire 1900s–1980s neighborhoods of Santa Rosa (Bennett Valley, Junior College, Montgomery Village), Petaluma, Rohnert Park, Cotati, and Sebastopol. Black iron corrodes externally at threaded fittings; galvanized corrodes internally with mineral scale that restricts flow.
CSST Flexible Gas Pipe
Corrugated stainless steel tubing (Wardflex, Gastite, TracPipe) was widely adopted from the 1990s onward and is now the standard in newer Sonoma County tracts (Windsor, Mahoney Drive, Saggio Hills, Mill District) and in every fire-rebuild home in Coffey Park, Larkfield-Wikiup, and Fountaingrove. Pre-2008 installations frequently lack the dedicated electrical bonding now required by code, which leaves the system vulnerable to lightning- or surge-induced arcing through the tubing wall.
