Board approval process

Most HOA boards need three deliverables before a building-wide repipe can be approved:

• An RFP-ready quote with scope, materials, fixed price, payment schedule, and exclusions clearly written out. We send this in PDF and can include it in your board packet.
• References from comparable HOA projects. We provide three recent HOA repipe references with board contacts, completed dates, and project sizes.
• A presentation slot at the next board meeting. A senior project manager will attend in person or by Zoom to walk the board through scope, schedule, and owner communication, and to answer questions on the record.

RFP-ready quote

Our standard HOA bid package includes:

• Total fixed price (not time-and-materials) with a written change-order policy.
• Material selection: Uponor PEX or L-grade copper, with the spec for each branch documented.
• Per-unit and common-area scope, including which lines are repiped and which are explicitly excluded.
• 30-year transferable workmanship warranty — transfers automatically to new unit owners.
• Permit handling, city inspection schedule, and signed-off documentation per unit.
• Payment schedule tied to milestone completion, not calendar dates.

Insurance certificates on file

Most associations require additional-insured endorsements on the contractor’s general liability policy before signing. We carry:

• General Liability: $2,000,000 per occurrence / $4,000,000 aggregate
• Workers’ Compensation (California-required, all crew)
• $25,000 CSLB Contractor Bond (license #1057926)
• $1,000,000 Professional Liability (E&O)
• $1,000,000 Auto Liability

We issue COIs naming the association and the property management company as additional insured within one business day of request.

Common area exclusions

HOA repipes have a sharper boundary than apartment repipes. We work with the board’s CC&Rs to define exactly:

• Which risers, branch lines, and stop valves are association property vs. unit owner property.
• Which fixtures (shutoffs, hose bibs, irrigation taps) are included or explicitly excluded.
• How damage to unit-owner finishes (paint, drywall texture, custom tile) is repaired and at what spec.
• Who signs off on each unit at completion — typically the unit owner plus property manager.

Owner communication built into the schedule

Every HOA repipe includes our tenant communication package as standard:

• Building-wide kickoff notice 14 days before any unit is touched.
• Per-unit door-hanger with exact date and water-off window 7 days before.
• Day-of contact information for the on-site project manager.
• Per-unit completion notice (same-day photo log to property manager).
• Weekly board update memo through the duration of the project.
