Multi-Unit

Multi-Unit Buildings: Repiping & New Construction

Repiping for occupied apartment, condo, senior living and hotel buildings, and plumbing for new multi-unit construction. One crew, one project manager, one written bid.

Repiping and new plumbing for buildings where people live

Repipe Champions Plumbing and Rooter is a licensed California plumbing contractor (CSLB #1057926). Our multi-unit work covers two kinds of projects:

  • Repiping existing buildings. We replace the water piping in occupied apartment buildings, condominium and HOA communities, senior living communities, and hotels and motels, working one unit at a time so the rest of the building keeps its water.
  • Plumbing for new multi-unit construction. We install all of the piping in new multi-unit buildings, working directly for owners and developers or as the plumbing contractor for the general contractor.

We work on residential buildings and on hotels and motels. We do not take office or commercial building projects.

Property types we work on

Apartment buildings

For owners and property managers: a unit-by-unit schedule, tenant notice templates, vacant units worked first where that helps your make-ready calendar, and batched city inspections where the building department allows it. See apartment repiping for property managers.

Condominiums and HOAs

For boards and community managers: an RFP-ready written bid, certificates of insurance naming the association as additional insured, and a scope that spells out what is association piping and what belongs to unit owners under your CC&Rs. See HOA and condo repiping.

Senior living communities

Independent and assisted living buildings need more notice, flexible scheduling and short water-off windows. Our planning model also accounts for ADA bathrooms and medical drains. See senior living repiping.

Hotels and motels

Occupied hotels and motels are repiped in room blocks scheduled with your operations team, so you can plan room inventory around the work. See hotel and motel repiping.

New multi-unit construction

Send your plumbing sheets, unit count and target schedule, and we will review the drawings and return a written bid. See new-construction plumbing.

How a repipe of an occupied building runs

  • Site walk and written bid. A project manager walks the property, documents the existing plumbing and prepares a written, fixed-price bid with a per-unit breakdown.
  • Planning and notices. We build a unit-by-unit schedule, provide resident notice templates (including a door-hanger with each unit’s date and water-off window, delivered 7 days ahead) and pull the permits before work starts.
  • Unit-by-unit installation. A standard residential building moves at 3 to 6 units per day. Each unit is without water for 2 to 4 hours on its day, and water is restored before the end of the workday. Work zones are contained with plastic sheeting, and drywall access openings are patched and painted.
  • Inspections and sign-off. We coordinate the city inspections and hand over the inspection documentation, which matters for insurance, refinancing and future sales.
  • Walkthrough and warranty. A final walkthrough with ownership or management, punch-list items closed, and warranty documentation for the building.

As a guide, a 30-unit building typically takes 2 to 3 weeks. Your bid includes the project schedule. You have one dedicated project manager from the bid to the warranty paperwork.

How bids work

Multi-unit projects are quoted differently from single homes. Send your property type, number of units and city using the bid form on this page, or call (408) 295-4309. For a repipe, we schedule an on-site inspection and send a written per-unit bid. For new construction, we start from your plans.

Every price comes from an on-site inspection and a written per-unit bid. The price you sign is the one in the written bid.

Materials and warranty

We install PEX-A (Uponor) or Type L copper. PEX-A goes in faster with fewer fittings, which usually means a lower total project cost on large buildings. Copper is often the choice where CC&Rs call for it. We recommend a material after the site walk, based on the building, any HOA requirements and your budget.

Our published warranty is 25 years on PEX and 30 years on copper, covering parts and labor. Certificates of insurance naming your entity as additional insured are available before work begins.
