What a Whole-House Repipe Costs, by Home Size

Bathroom count is the best single predictor of repipe cost, because it tracks how many fixtures and how much pipe the job involves. The bands below are the Bay Area baseline: PEX-A, crawl space, single storey. Adjust with the factors underneath, or run the calculator for your exact house.

What moves your number off the baseline

  • Copper instead of PEX-A — adds roughly 18–22%. Buys a 30-year parts and labour warranty rather than 25.
  • Slab foundation instead of a crawl space — adds roughly 30–38%. Lines reroute through walls and attic instead of running underneath.
  • A second storey — adds roughly 12–18%. Three or more storeys, 22–30%. Upstairs lines route through the first-floor ceiling.
  • Permit fees — $500–$1,500 depending on the city, and not included in the bands above. We pull the permit and schedule the inspection either way.

Worked example: a 3-bathroom, two-storey home on a slab lands around $15,300–$22,800 — the 3–4 bathroom band, plus the slab and second-storey adjustments.

Every range is an installed price, not a materials quote: labour, fittings, and drywall patch and texture where walls are opened. Repipes carry our parts and labour warranty, 25 years on PEX and 30 on copper. Permit fees are the one thing quoted separately, because they are set by your city.
